Competitive Advantages of the Agricultural Land Market in Ukraine
Abstract. Introduction. The agricultural land market is a key element of Ukraine’s economic system, determining the efficiency of natural resources use and the competitiveness of the agricultural sector. The implementation of land reform has created the conditions for the formation of a full-fledged land market. However, the functioning of this market takes place under significant challenges, including economic instability, war, institutional incompleteness, and environmental threats. These factors influence the formation of competitive advantages of the land market and require scientific analysis.
Purpose. To determine the competitive advantages of the agricultural land market in Ukraine, to analyze the main factors influencing its development, to conduct a SWOT analysis of the land market, and to develop recommendations for improving the land market based on international experience.
Research methods. A comprehensive approach was used to analyze the land market, including general scientific and specialized methods: the method of comparative analysis was used to assess the land reform in Ukraine in the context of world experience; statistical analysis allowed to characterize the dynamics of land prices, transaction volumes and the level of investment in the agricultural sector; SWOT analysis was used to identify the strengths and weaknesses of the land market, as well as opportunities and threats associated with its functioning.
Results. The article identifies the main competitive advantages of the Ukrainian land market, including the availability of large areas of fertile chernozem soil, which ensures high yields and potential for agricultural production; Ukraine’s strategic geographic location, which facilitates the export of agricultural products; and the gradual introduction of digital tools for market regulation.
At the same time, the main problems of the land market were identified, in particular: a high concentration of land ownership by agroholdings, which creates risks of monopolization; limited access to finance and credit for small and medium-sized farmers; legal uncertainty and corruption risks in the process of land transactions.
The SWOT analysis showed that despite potential opportunities related to attracting foreign investment and expanding export markets, there are significant threats, including speculative land transactions, rising rental costs, and war-related risks.
Conclusions. International experience shows that the effective functioning of the land market requires clear government regulation, the protection of property and tenant rights, and the establishment of transparent mechanisms for the distribution of land resources. To enhance the competitive advantages of the land market, it is necessary to promote infrastructure development, improve farmers’ access to credit, and strengthen control over land use while respecting environmental standards. The implementation of comprehensive reforms will help strengthen the competitive advantages of the land market and ensure its sustainable development..
